RTU (rooftop unit)

RTU, or Rooftop Unit, is a self-contained HVAC system that houses all major heating and cooling components in a single, compact unit. RTUs are widely used in retail, industrial, and commercial buildings because of their efficiency, space-saving design, and ease of maintenance.

Rooftop units are installed on the roof of a building and connect directly to the ductwork system, distributing conditioned air throughout the interior spaces and returning air back to the unit for reconditioning.

What Is an RTU?

An RTU is essentially a packaged HVAC system designed to provide heating, cooling, ventilation, and air filtration from one centralized unit. Because all components are enclosed in one cabinet, RTUs reduce the need for indoor mechanical rooms and simplify installation.

RTUs are commonly found in:

  • Retail stores and shopping centers
  • Warehouses and distribution facilities
  • Manufacturing plants
  • Office buildings
  • Schools and commercial complexes

Main Components of a Rooftop Unit

A standard RTU includes several critical HVAC components:

  • Compressor – Circulates refrigerant and enables heat transfer
  • Evaporator Coil – Absorbs heat from indoor air
  • Expansion Device – Regulates refrigerant flow
  • Air-Cooled Condenser – Releases heat to the outside environment
  • Supply and Return Fans – Move air through ductwork
  • Filters – Remove dust and airborne particles

All components are enclosed within a weather-resistant metal housing designed for outdoor installation.

How Does an RTU Work?

  1. Warm air from inside the building is drawn into the RTU through return ducts
  2. The air passes through filters and across the evaporator coil
  3. Heat is removed, and the air is cooled or heated as required
  4. Conditioned air is supplied back into the building through ductwork
  5. The cycle repeats to maintain the desired indoor temperature

Some RTUs also include economizers, allowing the system to use outside air for cooling when conditions are favorable.
